The GUESTWORKS Protection Program (GPP) combines multiple services and obligations in one low-cost protection bundle:

Designed in collaboration with furnished accommodation providers and short-term rental Owners, the GPP adds to the Guestworks services our obligation to respond to specified guest-caused damages and liabilities arising during a contracted short term rental.
GPP PROGRAM OBLIGATIONS
- REAL PROPERTY PROTECTION – Up to $1,000,000

GPP LIMITS & PROTECTION STRUCTURE
The GPP Program obligation has the following limits:
- Real Property Protection Limits: up to and not to exceed $1,000,000
- Contents Limits: up to and not to exceed $25,000 (Obligation limited to $7,500 maximum per item)
- Host Liability: up to and not to exceed $1,000,000
- Bedbug: Up to and not to exceed $15,000 (Limit one bedbug claim per unit per year)
GPP DURATION & SCOPE:
The GPP is mandatory, applying for all stays booked through GUESTWORKS to which the program addendum applies.
HOW IT WORKS:
The GPP adds to the GUESTWORKS services our obligations specified in the program addendum to the owner contract. Program participants may be given an evidence of coverage certificate upon request.
For Contents and Bed Bug claims, whenever a guest reports damage or damage is discovered at check-out, Owners and hosts may initiate damage submissions through our exclusive, online portal, and receive reimbursements for approved damages.
Owners and hosts have two weeks from the date of the event to complete the damage submission. The damage adjudicator reviews the information and processes the claim typically within one week. The average turnaround for reimbursement from the day of check out is 28 days.
For Liability or Dwelling/Real Property incidents, the owner contacts the Guestworks representative to report the incident. An incident report form along with other supporting information is submitted and each reimbursement request is processed on its own merits. Conditions and Limitations apply.. Adjusters or other representatives from our insurer may be required for significant damages and liability issues.
GUESTWORKS PROTECTION PROGRAM ADVANTAGES
The GPP includes vital protection with each booking that provides GUESTWORKS property Owners additional services and repair or reimbursement for damages and liabilities arising out of rental activities. Core advantages include the following:
- The program applies to every Guestworks contracted booking, ensuring consistent protection.
- Owners gain the services and obligations specified in the contract.
- Owners benefit from superior program features and peace of mind.
GUESTWORKS PROTECTION PROGRAM LIMITATIONS
Real (Dwelling) and Owner Contents Property: This program obligation applies to guest-caused damages to your real property and owned premises contents during a GUESTWORKS covered booking. Limitations to the Guestworks program obligation apply:
Real Property and Contents Exclusions and Limitations: The program does NOT respond to all types of property loss nor does it respond to all causes of loss.
Artwork: There is no obligation of Guestworks for works of art above $1,000 in value.
Sets or Series: there is no obligation for set replacement, including but not limited to wears, furniture sets, stamps collections, artwork, etc.; only the item needing repair or replacement can be claimed.
Examples of types of property the program does NOT protect:
- Land, water, air, electronic data, animals, motor vehicles, aircraft, watercraft, property of the renter, credit/debit cards, bank notes, securities, firearms, fine arts of any kind, precious metals and property relating to the any business you engage in other than vacation rentals, Damage to “common areas” or equipment not part of the rental unit.
Examples of causes of loss NOT protected:
Wear and tear, mechanical or electrical breakdown, water/surface water, earth movement, course of construction, war, terrorism, nuclear reaction, radioactive, contamination, intentional or expected loss, malicious mischief, neglect, animals, birds, rodents, infestation and animal secretions, government action, seepage, settling and/or pollution and/or contamination, pathogenic, biological or chemical materials and microorganisms (mold).
LIABILITY: The Liability obligation applies to damages arising out of your GUESTWORKS-contracted vacation rental activities for which you become legally liable to third parties. The protection includes a defense at our insurer’s expense by counsel of our insurer’s choice.
The Program includes a neighbor and tenant’s liability feature that responds to guest-caused damage for which you are legally liable when the consequences of such damage spread from your property to the property of neighbors and co-tenants.
Liability Exclusions and Limitations The GPP has a limited scope. For example, it does NOT respond to all liability losses.
Examples of liability loss NOT protected:
- Are expected or intended by you;
- Arises out of an illness, sickness or disease;
- Involves the delivery of professional services (other than rental management services of Vacasa GUESTWORKS);
- Involves an aircraft, motor vehicle or watercraft.
MEDICAL EXPENSES - $5000/$500 any one individual
The GPP also provides protection for necessary medical expenses as they relate to an accident causing bodily injury to a third party. Examples of types of expenses this feature protects include:
- Reasonable first aid charges, medical, surgical, x-ray, dental, ambulance, hospital, professional nursing, prosthetic devices and funeral services.
This protection feature does NOT protect:
- You, your employees or anyone on the premises without permission.
GUESTWORKS PROTECTION PROGRAM CONDITIONS
The below assumptions apply to all property protection programs:
- The GPP is based on the assumption that all damages are guest-verified, property-manager-facilitated, and for damages occurring while the unit is rented to the rental guest(s) during a GUESTWORKS contracted stay.
- The program requires that for properties enrolled in the program, the protection must be included with every GUESTWORKS booking.
- The program is only in effect for the time of check-in until the time of check-out and is limited to losses that arise from Guestworks contracted rental activities in or at your rental property.
- The program is not Event Insurance. Special-event-related damages from weddings, dances, arts/crafts, conventions, sporting tournaments and competitions are excluded.
- Damage to property caused by guests not part of the rental-guest-travel party or guest invitees is excluded.
- The program responds to guest-caused damage; intentional acts by the owner(s) and manager(s) are not protected.
- The program is not travel insurance and offers no protection (or reimbursement) to guests for trip cancellation and interruption, transportation expenses, and baggage damaged while in transit.
- There is no obligation of GUESTWORKS to any homeowner for property damage and bodily injury as a result of natural disasters (earthquakes, floods, hurricanes, hail damage, volcano or wind damage), other weather-related events, or acts of God.
- There is no obligation of Guestworks to any homeowner for illness and/or bodily injury arising from disease including COVID-19.
YOUR RESPONSIBILITIES AS PROTECTED OWNER
- Give prompt notice of events or circumstances that might lead to a claim, such as a notice, demand, summons or complaint;
- Provide names and addresses of any known parties involved in an incident and available witnesses;
- Cooperate with us in the investigation of an incident;
- Notify the police in case of loss by theft;
- Protect damaged property from sustaining further damage.
GENERAL TERMS & CONDITIONS
- Not A Maintenance Program. The GUESTWORKS protection program is NOT a property or facility maintenance program.
- Not A Program of Insurance. The Vacasa GUESTWORKS protection program represents its contractual obligations to participating homeowners. Vacasa GUESTWORKS has purchased insurance to cover the contractual obligations of the program. Only Vacasa is authorized to make a claim against its insurance policy(s) or make settlement against the program regarding an incident arising from guest-caused damages and liabilities arising under the program.
- Repair & Replacement. Before a full replacement is authorized, the GUESTWORKS owner(s) is obligated to provide adequate evidence that a damaged item could not be repaired. To expedite the process, in lieu of a receipt, the GUESTWORKS owner may submit an estimate until a final receipt is available.
- Damage & Bed Bug Filing & Payment. Claims for reimbursement of contents damage and bed bug expenses against the contract may be filed by the GUESTWORKS owner and payments assigned and remitted to the GUESTWORKS owner.
- Protection Term. Each GPP protection term is for the duration of the contracted occupancy. The program charge for each stay night will be totaled on the occupancy record, including stay nights added to the original protection term.
- Rights of Inspection, Verification, Recovery, Salvage. Vacasa GUESTWORKS, its insurer and/or their designated agents reserve the right to inspect damages, verify incident details with renter/guest, and/or physically take possession of and salvage replaced, claim-reimbursed items.

- The GUESTWORKS Protection Program is supported by an insurance policy insuring Vacasa GUESTWORKS, effected with certain Lloyd’s Underwriters through TERN Financial Group Inc., a Lloyd’s Approved Coverholder acting as agent for the Underwriters.
